Paul Hopkins is CPI Capital’s Vice President of Investments, responsible for guiding the firm’s end‑to‑end investment platform across U.S. multifamily and build‑to‑rent communities. He leads market intelligence, deal sourcing, underwriting, capital structuring, and portfolio‑level asset management, ensuring every opportunity aligns with CPI Capital’s risk‑adjusted return targets.
With more than 20 years in large‑scale construction and a decade in real estate acquisitions and development, Paul blends boots‑on‑the‑ground engineering experience with rigorous financial analysis. Before joining CPI Capital, he managed multi‑billion‑dollar infrastructure projects across North America, honing the budgeting, scheduling, and vendor‑coordination skills he now applies to complex value‑add and ground‑up real estate strategies.
Since joining the firm, Paul has played a central role in shaping CPI Capital’s investment roadmap. He leads the underwriting and execution of acquisitions and works closely with development and operating partners to drive performance improvements across the existing portfolio. He also chairs the firm’s investment committee, overseeing deal pipeline strategy with a focus on Sun Belt markets, and leads financial modeling, capital stack structuring, and investment memo preparation.
Paul is instrumental in coordinating legal, lender, and third-party due diligence processes from LOI through closing, and works alongside asset management teams to implement renovation programs, operational efficiencies, and NOI growth initiatives. He is also actively involved in investor communications, helping translate complex data into transparent, investor-friendly reporting throughout the life of each investment.
A Colorado native, Paul earned his B.Sc. in Civil Engineering from the Colorado School of Mines and is a licensed Professional Engineer (P.Eng.) in British Columbia and Alberta. Outside of work, he enjoys mountain sports with his family and mentors aspiring real estate investors through CPI Capital’s educational platforms.
